FAQ

How many months of rent is the typical initial cost?
In Japan it is commonly 4-6 months of rent. This is because deposit and key money are often 1 month each, plus 1 month agency fee, 1 month prepaid rent, and additional costs such as fire insurance, guarantor fee and lock change. The tool shows "approx. N months of rent" for your inputs.
What is the cap on the agency fee?
Under the Building Lots and Buildings Transaction Business Act, the agency fee is capped at "1 month of rent + consumption tax", i.e. up to 1.1 months of rent. This tool caps the agency fee at 1.1 months accordingly.
What is the difference between deposit and key money?
The deposit (shikikin) is money held as security for restoration costs and unpaid rent, and the unused portion is refunded when you move out. Key money (reikin) is a one-time gratuity to the landlord and is generally non-refundable. Zero-deposit/key-money properties are increasingly common.
How is prorated rent calculated?
When you move in mid-month, you pay rent for the remaining days. This tool uses "(rent + maintenance) ÷ days in the month × (days in the month − move-in day + 1)", counting the move-in day itself.
Are the results accurate?
The results are estimates only. The guarantor fee method (percentage vs. flat), fire insurance, lock change and neighborhood fees vary by property and management company. Always confirm the exact amount with the agency's written quote.
Are my inputs saved or sent anywhere?
No. All calculations run entirely in your browser and your inputs are never sent to or stored on any server.
